RANA - £85,000

Premier Houseboats are pleased to present Rana, a tug that has been converted to a comfortable level, with plenty of opportunity left for you to put your own mark on, to create a spacious and characterful home.
Accommodation is on three levels. The top level was the wheelhouse, now a nice room to sit and enjoy panoramic views with a small outside area as well.
Deck level accommodation is in two parts. The first door leads to what was originally crews quarters, and currently houses a storage area, shower room and separate toilet cubicle. The next door leads to the main accommodation. On the deck level this comprises of a lounge area, with room to create a further sleeping area if needed, plus further storage.
A wide set of stairs lead o the main below deck level accommodation. This comprises a good sized lounge with multi fuel burning stove, and a kitchen with plenty of storage and work surface. The kitchen comes with fridge, gas oven and washing machine. Forward from the kitchen is a large double bedroom with built in bed and again plenty of storage.
A corridor leads back from the lounge area to a bathroom area. This needs completion, there is a toilet, but everything else needs doing, the bath is on the boat ready to be fitted. There is a storage area housing the new gas combi boiler, and a second double bedroom again with built in bed and storage.
Externally Rana offers fantastic outside space with which to enjoy your surroundings when weather permits, and although in need of some aesthetic work Rana is structurally very sound. Coming on a secure residential mooring Rana could be a beautiful family home, which can be comfortably lived on whilst completing.
Within walking distance there is a general store and restaurant/diner. There is a bus terminus with services to neighbouring areas. This popular village location provides something for everyone, with schools for all ages, restaurants and take aways, doctors, dentist, chemist, local shops, swimming pool and leisure centre.
